The San Francisco Bay Area is in a severe housing shortage that is worsening every day. What once seemed like a manageable situation has grown and escalated into a crisis. Skyrocketing housing costs are causing many people to fall into a group now known as the “missing middle.” Their incomes are too high to qualify for low-income affordable housing and too low to afford market rate housing.
The “missing middle” are people serving our local communities – teachers, firefighters, police officers, nurses, hospital workers and local city employees. They cannot find housing they can afford in the communities they serve. In turn, it has become increasingly difficult for schools, public agencies and healthcare facilities to recruit and retain employees, who must endure long commutes to and from work. Yet these jobs are critical to the social and economic health and wellbeing of each community.
EAH Housing wants to build workforce housing as a way to serve the missing middle. We are proposing to build 124 apartments for low- and moderate-income households at the Hamilton Commissary site. Twenty percent of the apartments will be offered to people with these occupations at low and very low incomes, with the remaining 80% of apartments offered to people with these occupations at moderate income.
EAH Housing is the only applicant proposing a workforce housing project. All of the other developers are proposing market rate projects, such as for-sale townhouses, senior housing, or a mixed use development with a hotel.
