Kukui Gardens is a landmark affordable housing community in urban Honolulu, originally designed by world-renowned architect César Pelli and established in 1971 by philanthropist Clarence T. C. Ching with HUD 221(d)(3) financing and Ford Foundation support. EAH Housing and Devine & Gong acquired 389 of the 857 original units in 2007 after a preservation campaign secured legislation, public funding, and tenant advocacy to prevent market-rate conversion. A 2011 rehabilitation modernized 20 low-rise buildings on nine acres of one- through four-bedroom homes, supported by American Recovery and Reinvestment Act stimulus funds.
