Kukui Tower is a 32-story affordable housing community on the edge of Chinatown and downtown Honolulu, built in 1976 by private developers under a HUD 20-year affordability contract. EAH Housing acquired the 380-apartment high-rise in 1996 to prevent conversion to market-rate condominiums and displacement of more than 1,100 residents, then syndicated the property in 2018 with JPMorgan Chase and Red Stone Equity Partners to fund a 2020 rehabilitation. Built by Hawaiian Dredging Construction, the renovation modernized one- and two-bedroom apartments while preserving this high-density transit-oriented community in the urban heart of Oʻahu.
