Magnolia Villas is an award-winning, GreenPoint Gold affordable housing community for older adults 62+ in Santa Monica, completed in 2022 as the first development by EAH Housing in the city. The four-story building comprises 39 one-bedroom apartments and a manager unit two blocks from Downtown, designed as a checkerboard of single-story cubes that respect the scale of adjacent bungalows. The $23.8 million project, supported by the City of Santa Monica Housing Trust Fund and on-site services from EngAGE, has earned awards from AIA Los Angeles, Builder Magazine, and the Society of American Registered Architects' National Design Award of Honor.
