Archway Commons II is the final phase in a 150 unit combined, two phase projects. Archway Commons I was completed in 2013. The 3.17 acre project site is located along Modesto’s western edge and northwest of downtown Modesto. Phase II consists of nine, two-story wood framed buildings consistent with the Phase I design.
Phase II unit mix includes 1-BR/1-BA , 2-BR/1-BA, and 3-BR/2-BA apartments with full kitchen for all units. All ground level units are ADA compliant. This brand new community offers 74-unit affordable housing development consisting of seven (7) apartments for individual and families who have completed the assistance and training program by DST at or 30% Area Median Income (AMI) and 64 apartments for individuals and families earning at or below for households earning at or below 60% of the Area Median Income (AMI).
Residents will have access to shared use of a community center which includes a swimming pool, outdoor picnic area, basketball court, common room, computer learning center, management office with reception area, restrooms, maintenance room, two tot lots, courtyard open spaces, initially constructed in Phase I. Gated pedestrian and vehicle access to the property at Carver Road and 9th Street is shared with the Phase I development.
Proposed outdoor uses include a common tenant garden area, interconnected walkways, a patio area, tot lots. A landscaped planting area will also be available along the 9th Street frontage and will be improved with a new sidewalk. This new development will target Zero Net Energy, generating enough energy onsite through PV/Solar to offset 100% of the common and residential load.
