Grand Opening: Avena Bella II Brings 61 New Affordable Homes to Turlock

EAH Housing celebrated the grand opening of Avena Bella II, the second and final phase of the Avena Bella development in Turlock, bringing 61 additional affordable family homes to the community. The $19.6 million development marks the completion of a two-phase project that has transformed 2.5 acres on the southern edge of Turlock into a vibrant, sustainably designed family community.
Located at 500 West Linwood Avenue, Avena Bella II includes 21 one-bedroom units, 22 two-bedroom units, and 17 three-bedroom units serving families earning between 30% and 60% of the area median income. The grand opening celebration brought together residents, community leaders, and project partners to mark the milestone.
Completing a Vision for Turlock Families
"Like many other cities in California, Turlock is facing a significant housing crisis," said Assemblymember Juan Alanis during the grand opening ceremony. "We're excited to bring affordable housing to Turlock's low-income residents through Avena Bella II, but we know there's more to be done to meet the growing demand. This partnership between EAH Housing and the City of Turlock, backed by years of combined experience in affordable housing, will help our community maintain its strong commitment to providing affordable housing."
The development consists of two buildings: a two-story walk-up with 16 residences and a three-story, elevator-served building with 46 homes. Designed by The DAHLIN Group, the buildings' inviting yellow façade and striking tile roof echo the Mediterranean-style aesthetic of Phase I, with open-air walkways and balconies for select units.
Sustainability & Recognition
Avena Bella II achieved LEED Platinum certification, the highest level of green building recognition from the U.S. Green Building Council. The development utilizes solar thermal water heating systems and solar panels to reduce its carbon footprint, and all units feature energy-efficient appliances.
In 2022, Avena Bella II received the Vanguard Award for New Construction (Small Property), recognizing its design excellence and sustainable development approach.
The project was financed through a combination of 9% Low-Income Housing Tax Credits (LIHTC), support from the City of Turlock, the County of Stanislaus (HOME funds), Federal Home Loan Bank Affordable Housing Program (FHLB-AHP), California Department of Housing and Community Development Affordable Housing and Sustainable Communities (HCD-AHSC) funding, and financing from Wells Fargo. Construction began in 2020 and was completed in 2021.
On-site resident services are provided by a Resource Coordinator, with wellness programs and partnerships with local organizations to support residents' well-being.
