Distel Circle Breaks Ground as Los Altos' First 100% Affordable Community

On August 28, 2025, EAH Housing and Santa Clara County broke ground on Distel Circle — the first fully affordable rental community in Los Altos. Located at 330 Distel Circle steps from El Camino Real, the 90-unit development will serve households earning 30% to 80% of the area median income, with some units designated as permanent supportive housing to address homelessness in Silicon Valley.

"Los Altos didn't just say 'yes' to affordable housing — it said 'yes' to a better, more equitable future," said Santa Clara County Supervisor Margaret Abe-Koga.

Funding includes Low-Income Housing Tax Credit equity, $25 million from Santa Clara County — including $15.9 million from the voter-approved Measure A Affordable Housing Bond — plus No Place Like Home and HOME Investment Partnership funds. Additional financing came from U.S. Bank, Century Housing Corporation, the Federal Home Loan Bank of San Francisco, and the Housing Accelerator Fund.

Designed by KTGY Architecture + Planning, the community features studios through three-bedroom apartments, a community room, outdoor courtyard, and on-site services, with LEED certification and modular cross-laminated timber construction. Nibbi Brothers is managing construction, with completion expected in 2026.
