Construction Underway at Greenfield Commons, a 200-Unit Modular Development in the Salinas Valley

A two-phase modular construction project will serve low-income families and farmworkers in Greenfield, CA

Construction is underway at Greenfield Commons, a two-phase affordable housing development that will bring 200 new homes to low-income families and farmworkers in the southern Salinas Valley. The final modular stack for Phase I was recently completed, marking a significant milestone for a project that has been years in the making.
Situated on approximately 11 acres, Greenfield Commons will feature 200 garden-style apartments across eight two-story residential buildings, with a mix of one-, two-, and three-bedroom homes. Phase I delivers 100 units, and Phase II will follow with an additional 100 — together addressing a critical gap in housing availability for the agricultural community that sustains the region.

Beyond housing, the development will include a community building with an afterschool learning center, community room, and fitness center. Residents will also have access to a community garden, recreation and play areas, on-site laundry, parking, wellness programs, and a dedicated Resource Coordinator.

Greenfield Commons is also a showcase for modular construction — an approach that builds residential units in a controlled factory setting before transporting and stacking them on-site. EAH Housing partnered with Nastech Builders on the modular units, with Swinerton and Proset overseeing installation.
"By building in a factory environment and stacking units on-site, we not only expedite the construction process but also minimize waste and environmental impact," said Welton Jordan, Chief Real Estate Development Officer at EAH Housing.

The project has strong local support. "This development is a stepping stone toward greater inclusivity and support for those who call Greenfield home," said Chris Lopez, Supervisor of Monterey County. "We appreciate the contributions of our local farmworkers and veterans, and Greenfield Commons is a way of honoring that."
Both phases are pursuing LEED Gold certification and are designed to offset 100% of the property's energy consumption through on-site renewable sources.
